Feasibility workflow for an architecture practice, Vaud and Geneva.
We built a workflow that identifies the planning rules for a plot and uses reviewed rules to calculate its building envelope and floor area. Architects can compare design options in 3D and check them against those rules as the design develops.
We developed the workflow with an architecture practice in Vaud, starting from seven feasibility studies the practice had already completed. A study can start from a plot you already have or from a plot search.

What the workflow produces
1
Planning rules and sources
The study records the applicable planning rules and their source articles.
2
Building envelope and floor area
The study includes the calculated building envelope and floor area, with the reviewed rules used in each calculation.
3
3D design options
The workflow records the compared 3D options and the reasons for the selected design.
| Rule | Source | Value | What it means for the plot |
|---|---|---|---|
| Floor area ratio | Zoning regulation, art. 23 | 0.8 | Up to 992 m² of floor area on a 1,240 m² plot |
| Maximum height | Zoning regulation, art. 27 | 13.5 m | Four floors above ground |
| Distance to the boundary | Zoning regulation, art. 31 | 5 m, or half the height | Building envelope set back on all sides |
| Green space | Zoning regulation, art. 35 | 30% of the plot | 372 m² kept free of building |
| Selected option B | Architect, 3D model | 968 m² | Four floors, within every rule above |
How the workflow works
1
Found on the market
The workflow monitors plot listings and asking-price changes. Each plot selected for further assessment gets its own study.
2
The parcel and its sources
Each study identifies the plot and its boundaries, then records its registered and measured area. A dated copy of each official source document is retained with the study.
3
The rules, with the article next to them
The workflow identifies the applicable rules in the zoning plan and building regulations and records the reference for each one. A second check accepts or rejects each proposed rule before it enters the calculations.
4
What can be built
The workflow calculates the building envelope and floor area from the reviewed rules. The study records the rules and sources used for each calculation and flags any questions the documents do not resolve.
5
Options side by side
The architect draws options on the plot and compares them in 3D alongside neighbouring buildings. As the design changes, the workflow checks it against the reviewed rules. The selected option is saved with the reasons for the choice.
