Work / 001 Investment screening and underwriting
Automated rental benchmarking
We pull live rental comparables across multiple sources to build unit-by-unit benchmarks for a property. The analysis retains the underlying listings and supports the building’s financial model.
Rental benchmarking forms part of our investment screening and underwriting workflow. We also provide it as a standalone assessment for a single building.

What you get
You receive unit-by-unit rental benchmarks and the supporting market data to inform the building’s financial model.
1
A benchmark per unit
We build separate rental benchmarks for each unit using relevant live comparables. The investment model can then reflect the building’s mix of studios, family flats and other unit types.
2
Refreshed before you decide
We pull current listings when the analysis runs and refresh the comparisons before you decide.
3
Evidence for the committee
We retain the comparable listings with the analysis so a partner or investment committee can review the benchmarks without repeating the search.
