001Investment sourcing & analysis

Investment screening and underwriting for multi-family acquisitions.

We built a workflow that monitors listings against investment criteria, cross-checks property information and prepares initial underwriting models. It combines live rental benchmarks, a works budget and financing assumptions, with the sources and assumptions recorded alongside the analysis.

Across 162 tracked listings, 26 were shortlisted for visits. Each building taken forward gets an initial underwriting model in about 35 minutes.

What the workflow identified

On one building, the checks identified a 28 m² discrepancy in the reported floor-area figures and a land-area figure that did not match the land register. Both issues were identified before a visit.

How the workflow works

  1. 1

    Automated sourcing

The workflow monitors property portals and local agency websites for new listings that match your criteria, including property type, location and budget.

  2. 2

    Screening

Each listing is assessed for expected rental income, yield, cash flow and the purchase price supported by those rents. Listings that fail a required criterion, such as the minimum energy rating, are excluded.

  3. 3

    Due diligence

The workflow cross-checks property details against the land register, zoning and risk maps, and recorded sale prices nearby.

  4. 4

    Underwriting

The workflow combines unit-by-unit rental benchmarks drawn from live comparables with a works budget and a financing model. The analysis records the sources and assumptions behind the figures.

  5. 5

    Decision

The workflow produces a ranked shortlist of buildings worth a visit, with a recommendation and proposed next step for each one. You decide which buildings to pursue and when to contact the seller or make an offer.
